So it goes without question these days that real estate appraisal can unquestionably be dubbed a profession as opposed to a trade. The appraiser's chief responsibility is to their client. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. Certain matters relating to an assignment are to be discussed with the appraiser's client. So, as a homeowner, if you would like to review the appraisal document, you generally should request it from your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the assignment parameters, reaching and sustaining an appropriate level of competency and education, and of course, the appraiser must behave in a professional manner.
